Start with the type of failure

The right asphalt solution depends on what is failing and why. Small potholes, isolated cracking, and localized depressions may be handled with targeted repairs, while widespread structural cracking can indicate that the pavement has reached the end of its useful life.

Tampa property owners should pay particular attention to areas that stay wet, carry heavy trucks, or fail repeatedly. Those patterns often point to base or drainage problems rather than a simple surface defect.

When localized repair makes sense

Although replacement requires a larger upfront investment, it may reduce repeated repair costs when the existing pavement is fundamentally compromised.

A lifecycle view is often more useful than comparing only the lowest immediate price.
