When resurfacing makes sense
Resurfacing can be a strong option when the surface is worn, oxidized, or cracked broadly but the underlying pavement remains structurally serviceable. Failed areas should be repaired before the overlay so deeper problems are not simply covered.
Milling may also be used to control elevations at curbs, drains, entrances, and sidewalks before new asphalt is placed.
Older sites can have hidden elevation issues
Properties that have been patched or overlaid multiple times may develop awkward transitions or drainage changes. Tampa Bay rain exposes those low spots quickly, so grade and drainage review should be part of resurfacing planning.
Concrete repairs, curb work, and striping can be coordinated with the asphalt scope to complete the site in the correct sequence.
Keep access open where practical
Office, school, retail, medical, and multifamily properties may need work phased around daily use. RPG plans closures and sequencing based on entrances, parking demand, deliveries, and reopening needs.
That operational planning helps a resurfacing project feel controlled rather than disruptive.
